เป็นข่าวใหญ่โตเมื่อเศรษฐีพันล้านเจมส์ ไดสัน ชาวอังกฤษซื้อเพนท์เฮ้าส์ราคา 73 ล้านดอลลาร์สิงคโปร์ของ Wallich Residence บนอาคาร Tanjong Pagar Centre จึงทำให้เขาเป็นเจ้าของอสังหาริมทรัพย์ที่มีราคาสูงที่สุดของสิงคโปร์ในเวลานี้ ทันทีที่บริษัท Dyson ซึ่งโด่งดังที่สุดจากผลิตภัณฑ์เครื่องดูดฝุ่นและเครื่องเป่าผมประกาศว่าจะใช้สิงคโปร์เป็นฐานในการตั้งโรงงานผลิตรถไฟฟ้า ผู้คนในแวดวงอสังหาริมทรัพย์ก็ไม่คาดเดาเลยว่าตัวคุณไดสันนั้นจะมาซื้อที่พักหรือไม่ แต่ไปเก็งกันเลยมากกว่าว่าจะซื้อโครงการใดและหรูหราสักเพียงใด
Wallich Residence เป็นโครงการที่พักอาศัยระดับหรูจำนวน 181 ห้องบนอาคารที่สูงที่สุดอาคารหนึ่งของสิงคโปร์ เพนท์เฮ้าส์ราคา 73 ล้านดอลลาร์สิงคโปร์นี้มีราคาสูงกว่าเพนท์เฮ้าส์ที่ Boulevard Vue ซึ่งมีการซื้อขายกันไปเมื่อเดือนมิถุนายนที่ผ่านมาที่ราคา 52 ล้านดอลลาร์สิงคโปร์ และก็แพงกว่าเพนท์เฮ้าส์ของเอดัวร์โด ซาเวอรินผู้ร่วมก่อตั้ง Facebook ซึ่งก็เป็นเศรษฐีพันล้านอีกรายซึ่งมาซื้ออสังหาริมทรัพย์ในสิงคโปร์เมื่อปี ค.ศ. 2017
เรื่องเงินไม่ใช่ปัญหาอยู่แล้วสำหรับผู้คิดค้นเครื่องดูดฝุ่นแบบไร้ถุงผู้นี้ ข้อมูลจาก List Sotheby’s International Realty ระบุว่าซุปเปอร์เพนท์เฮ้าส์ของโลกจำนวน 11 แห่งนั้นอยู่ที่สิงคโปร์มากถึงหกแห่ง เพนท์เฮ้าส์ที่ใหญ่ที่สุดคือที่ Wallich Residence ของบริษัท GuocoLand ซึ่งมีขนาด 21,108 ตารางฟุต ครอบคลุมพื้นที่ถึงสามชั้นตั้งแต่ชั้น 62-64 ภายในมีห้าห้องนอน ห้องนั่งเล่น ระเบียงชมวิว สวนส่วนตัว สระว่ายน้ำความยาว 12 เมตร ศาลานั่งเล่น จากุซซี ห้องเอนเตอร์เทนเมนท์ ชุดบาร์และวิวขอบฟ้าสุดอลังการที่มองเห็น Marina Bay Sands ด้วย
แต่ถ้าจะพูดถึงความเก๋แล้ว หลายคนก็ว่า The Marq จะมีความโฉบเฉี่ยวมากกว่า เพราะแต่ละอพาร์ทเมนท์นั้นมีสระว่ายน้ำแบบยื่นออกไปเป็นของตนเอง และยังเป็นคอนโดแห่งแรกในโลกที่ตกแต่งภายในด้วยเฟอร์นิเจอร์และข้าวของเครื่องใช้ของ Hermès ทั้งหมด แม้แต่โคมไฟระย้าก็ยังเป็นของ Saint-Louis Cristalleries ซึ่งเป็นแบรนด์ที่ Hermès เป็นเจ้าของอยู่ดี ดังนั้นจึงเห็นได้ชัดว่าไดสันเลือกเพนท์เฮ้าส์จากขนาดมากกว่า แล้วเรื่องการตกแต่งภายในถ้าอยากได้ Hermès ก็เดี๋ยวค่อยซื้อเองก็ได้
นอกจาก The Marq แล้ว SC Global ยังมีโครงการระดับสุดหรูอีกแห่งหนึ่งชื่อ Hilltops ซึ่งมาในธีมพฤกษชาติ เหมือนเป็นโอเอซิสสีเขียวใจกลางย่านช้อปปิ้งของสิงคโปร์ตรงสี่แยกที่มีห้าง Paragon, Takashimaya และ Ion Orchard โครงการนี้มีเพนท์เฮ้าส์แบบสองชั้นจำนวนสี่ยูนิท แต่ละยูนิทมีสระว่ายน้ำและระเบียงดาดฟ้าส่วนตัว องค์ประกอบในการออกแบบที่ไม่เหมือนใครของที่นี่ก็คือบันไดเวียนที่รายล้อมด้วยแมกไม้ซึ่งทุกเพนท์เฮ้าส์จะมีเหมือนกันทั้งหมด
ในท้ายที่สุดแล้ว แม้จะมีตัวเลือกที่น่าสนใจแบบหรูหราและเติมเต็มจิตใจไม่แพ้กันขนาดนี้ ไดสันและภรรยาก็ตัดสินใจเลือกเพนท์เฮ้าส์ของ Wallich Residence ซึ่งเป็นลีสโฮลด์แบบ 99 ปี เมื่อวันที่ 20 มิถุนายน โครงการนี้เปิดตัวเมื่อปี 2017 พร้อมด้วยราคา 108 ล้านดอลลาร์สิงคโปร์ แต่ราคาของอสังหาริมทรัพย์ระดับหรูในสิงคโปร์ลดลงในช่วงไม่กี่ปีที่ผ่านมา โดยในเดือนกันยายน 2019 นั้น Bloomberg รายงานว่ามูลค่าของที่พักอาศัยลดลงเป็นช่วงที่สองต่อเนื่อง โซนที่ราคาตกหนักที่สุดก็คือโซนพื้นที่ระดับไพรม์ โดยเฉพาะอย่างยิ่ง Sentosa Cove ซึ่งราคาร่วงลงไป 30% เลย จากแหล่งข่าวแจ้งว่าราคาที่คุณไดสันจ่ายเป็นค่าเพนท์เฮ้าส์ที่ Wallich Residence นี้ในท้ายที่สุดแล้วคือ 73 ล้านดอลลาร์สิงคโปร์

Having paid SGD 73 million for the prime Wallich Residence penthouse in Tanjong Pagar Centre, Singapore, British Billionaire Industrialist James Dyson is currently the owner of Singapore’s most expensive luxury real estate. When Dyson, the UK-based company best known for its vacuum cleaners and hairdryers had announced that Singapore would be home to its new electric car factory, industry pundits weren’t wondering whether Mr. Dyson would buy a slice of Singapore real estate, they were wondering just how premium and which exclusive luxury development.
Wallich Residence, an exclusive and limited collection of 181 luxury residential units, is one of the tallest buildings in Singapore. At SGD 73 million, the ultra-luxurious penthouse pips June’s Boulevard Vue penthouse which transacted for SGD 52 million and eclipses another billionaire, Facebook co-founder Eduardo Saverin’s 2017 penthouse.
Money is no object when it comes to the inventor of the bagless vacuum cleaner. According to List Sotheby’s International Realty, Singapore is home to six of the world’s 11 “super” penthouses. The biggest of the lot is GuocoLand’s Wallich Residence 21,108 square feet penthouse spanning three floors across levels 62-64, with five bedrooms, a family room, a viewing deck, a private garden, a 12-metre pool, a cabana, a jacuzzi, an entertainment room, bar facilities and epic views of the Marina Bay Sands skyline.
That said, the swankiest of super-prime Singapore penthouses is said to belong to The Marq, a luxury real estate development with cantilevered pools for each apartment and the world’s first condo interiors completely furnished with Hermès furniture, fixtures and fittings replete with crystal chandeliers by Saint-Louis Cristalleries – a glass-making company owned by Hermès. Obviously, space was a bigger consideration for the man who could afford his own Hermès interiors had he so desired.
Aside from The Marq, SC Global’s other lavish development is the botanically themed Hilltops, a verdant oasis right at the heart of Singapore’s premier shopping district at the crossroads of Paragon, Takashimaya and Ion Orchard. Featuring four two-storey penthouses, each with its own private pool and roof terrace, each Hilltops penthouse is dominated by one unusual, artistic feature: a spiral staircase filled with greenery.
Needless to say, despite close competition among equally opulent and soul-enriching spaces, Dyson and his wife purchased the 99-year leasehold Wallich Residence penthouse on June 20. The property was launched in 2017 with an asking price of SGD 108 million but in recent years, Singapore luxury property prices have fallen. In April 2019, Bloomberg reported that private residential values decline for second straight period with prices in prime districts tumbling the most among all regions, particularly Sentosa Cove, where prices dove 30%. According to sources, Dyson ended up forking out only SGD 73 million for his Wallich Residence penthouse.
